[WSBARP] What do Title companies want?

The language that is used depends upon the reason for the invalidation. If the reason is that the under lying debt that was secured has been paid or barred because of S/L the The order with state that the deed of trust is released and that the property in question is no longer encumbered by the same however if there was an issue with the original execution and it is void avoidable then you would use the language that it is void and or voidable and also that the property is released and it’s free and clear of the lien created by the deed of trust.
