if the deed conveying the interest was to them as husband and wife is a marital community and that would constitute a single entity and they would have a 1/2 interest and the daughter of course would have the other half of the deed had recited to each one individually and not as a marital community then the daughter would have a 1/3 interest and her parents would each have a 1/3 interest anyway that’s my two bits for what it’s worth
