[WSBARP] Listing Agent outbids accepted full price offer

PC made a full price offer on a house, used for commercial purposes, which
was accepted. The listing agent then came in with her own higher bid which
the Seller took. Something seems wrong here. I realize Realtors can do
almost anything, like represent both sides to a deal, but aren't there any
ethical problems? I understand the listing agent closed her purchase; but
doesn't PC have a cause of action against the Agent and/or Seller?
