[WSBARP] Landlord/Tenant: DRC Certificate received but Tenant wants to negotiate

Good morning, listmates!

We have a landlord client who followed the proper procedures under 59.18.660 and the DRC certificate has been issued. We have not yet filed for UD but are ready to do so. Tenant called DRC today, saying he only just now got their letter because his mail had been held up. He wants to negotiate. Client wants him gone.

It seems my client has complied with the black letter law, but I am concerned that the court will kick it to the DRC if T argues he only just got the letter.

What do y'all think?
