[WSBARP] Requirements for Foreigner to purchase home

Listmates-

A client has a  non-citizen friend living in the USA and the question is what requirements or roadblocks, if any, affect the person's ability to buy or own a home in Washington state.  I have not dealt with this issue before.  Background is as follows:

*Family of 5 (husband, wife, 3 children 1 child born in US)
*Time in the US - 4.75 years
*They came here on an SIV/ Special Immigrant Visa
*He applied one month ago for citizenship

Assistance or referrals would be appreciated.
