[WSBARP] Simple HOA

We have a client who owns all 4 units in a legally formed condominium (i.e., CCRs are recorded way back in 2007). So, it is legally a condominium.

The developer lost the project to foreclosure and our client bought all the units.  Since the units were all owned by the same person, no one ever formed the HOA (i.e., the non-profit corporation).  Now they want to get the HOA up and running.

Does anyone have a simple template they are willing to share for Articles of Incorporation and Bylaws?  Again, the CCRs already exist, which call for the existence of an HOA, but it was never setup.
