I have a client who signed a non-MLS “listing agreement” with an agent.
The agreement was simply for assistance in locating a buyer without putting
it on the MLS. Are there any recent cases laying out the elements of what
needs to be in a compensation agreement between a seller and a broker?  I
see a lot of potential flaws in this two paragraph typed agreement, but
curious if anyone has a citation to a good recent case on the subject.
