[WSBARP] Billboard space rent market rate rent opinion?

Hi brain trust -

I have a client who owns a small commercial property which a small portion
of it has been leased to a large corporation for 30 years to host a
billboard for advertising purposes. The lease is expiring and the parties
are negotiating new terms. My client feels taken advantage of with what is
being offered but, as she inherited the lease and the property, lacks an
educated understanding of  the market rate for these types of agreements.
Her attorney is embarrassed to admit that she doesn't really know, either.
I'm wondering if anyone on here has the name of an appraiser or a realtor
that would be able to provide some insight on how to set a market rate for
these types of properties/agreements. My client doesn't really "trust" the
information she's receiving from the company with which she's negotiating.

Any push in the right direction would be appreciated!
