[WSBARP] Value of a Utility Easement

Colleagues,

PC contacted me wondering the value of a 10’ x 108’ utility easement across her back yard.  The purchaser of a property adjacent to PC’s property is requesting the easement to run power to the property being purchased.  I must confess I have no idea what someone might charge for this type of an easement (though I recognize the exchange of consideration would trigger excise tax).  The properties in question are located in Spanaway.
