[WSBARP] TODD with life estate

I take it the life estate benefits someone other than the grantor and is based on the beneficiaries life?  I've not run into this, but am interested if other folks have and how they handled it.

Braintrust,

Has anyone drafted a transfer on death deed with a life estate built into it? I didn't see anything in RCW 64.80 touching on this. I'd like to avoid the extra recording costs with creating a life estate in a deed, followed by the TODD.

Any thoughts are appreciated,
