[WSBARP] 90 day notice to vacate - sale of tenant's house

I have a client who needs to have a “tenant” vacate the property.  There never was any agreed rent but the verbal agreement was “you can stay until I sell it”.
I think the only safe way for the owner (who does want to sell) is to give a 90 day notice under E2SHB 1236.
Could anyone send a 90 day notice which would fit this situation?
