[WSBARP] Third Party E-Recording Services?

After research I ended up going with the Simplifile platform. $150 annual
license including $10 per document. They have a more expensive annual
license (with lower cost per document).



So far this morning I did a full reconveyance on a Chelan County deed of
trust which recorded in less than an hour and getting ready to same day
record a deed and deed of trust in Canyon County, Idaho (I’m dual licensed)
from my Spokane office.



In less than a month I will save more in FedEx/delivery charges to distant
counties than the annual cost of the recording platform.  Also no more
goading auditor’s offices.



Oh the death of “blue ink” documents.

ePN does not create forms either.  Just as Josh said about the other
service, you scan the signed documents and then upload.

I have used *Simplifile* for years and am a huge fan. Here is a list of all
the states/counties in which you can very straightforwardly e-record:

Once you get the gist, you literally drag/drop your finished PDF onto a
screen, fill in a few fields, and click Submit.



I choose to pay no ongoing fees and just $10/document, which is added to
the recording fee and ACH-debited from my firm’s operating account.



Extremely easy, good customer service when needed (but rarely need it),
deep county-specific information, including an email or phone number for
the specific recorder’s-office employee who handles e-recording and usually
will happily preview your PDF filing to tell you if they’ll reject it –
honestly, it’s just a no-brainer in my mind.



I can e-record in Minnesota or Nevada or Arizona (or Washington or Idaho)
or nearly anywhere with no problems (after have a deed prepared by a local
lawyer, of course, but signed here in my office), and have nearly instant
recording with little effort and no FedEx/mail and waiting weeks for
documents to come back.

The other major e-recording services appears to be https://simplifile.com/

About a week ago a local title co. office did do a courtesy e-recording for
me of a QC Deed with King County. It had insured a refinancing about a
month earlier in which the lender had required title in the individual
borrower's name rather than her LLC. The QC Deed restored title in the LLC.

It used to be that one could send a deed or instrument out of county to a
friendly title company who would go ahead and record at no charge.  Seems
to have disappeared.



I just sent over two trustees deeds for a couple of trustee sales I
finished in King and Pierce County for recording. I have a large contingent
of private money lender clients.  Sending the deeds to a different large
corporate title company in King County and discovered  they won't do
courtesy recordings (which I assumed) after sitting around for about ten
days.  I didn't use the title company who issued the sales guarantees
because they were incompetent missing a judgment and a seven-figure
subordinate deed of trust which would've not been noticed on the trustee
sale but for my digging around.  I fired the negligent title company.



They sent the deeds over to a separate third-party electronic recording
service who will be doing my recording for an additional fee.



Thoughts on setting up an account with one of these third party services?
Recommendations?  Pros and cons?
