Correction were discovered living in the unit after their aunt died, no idea how long they had been there.

I was successful evicting some squatters who moved into a unit after their aunt died and were there longer than 14 days.   The key thing per the commissioner is they were there without establishing any kind of tenancy since the LL did not know their names and had never received rent.    This was King county in case that helps.

I have had a couple cases like this. The AG’s Office said that if the occupants have been there for 14 days or more then the Moratorium protects them and you cannot remove them unless the owner officially terminates under one of the exceptions to the Proclamation.
