[WSBARP] Cost for access easement

Listmates:
Client owns landlocked forest land in Clallam County. An existing road
leading to clients property runs through the neighbor's land. Neighbor
states he will not give client an easement. Before filing suit to obtain an
easement, client would like to try and purchase an easement. Does anyone
have an idea as to the going rate for an access easement? I am not sure how
long the route is through neighbor's property. It is a logging road.
