[WSBARP] More Eviction Moratorium - Federal - Effective today

Nothing served in advance to the AG.  Merely the occupants/squatters filing
an online complaint and attaching a copy of my 60 day notice to terminate
for sale and Covid compliance declaration signed by the owner on my
pleadings.  I sent the AG a complete copy of all documents and including
the timely proofs of service and mailing.  AG reviewed and said exempt by
email and said he would contact the complainants and let them know that
they were subject to eviction.

The squatters/occupants had been texting the owner all summer wanting 45k
to vacate as they were ‘exempt’ from eviction.



My A/AG was brought out of retirement on contract to review online
complaints.  Was very quick and professional.  About 24 hours from the time
the squatters texted the owner that they had filed an online complaint to
the time that the owner got a voice message from the assistant AG which I
responded to immediately by phone and email with documentation.



The Spokane County Bar Association also has an attorney (a friend of mine)
on contract to defend COVID evictions.  He has also contacted me on a
couple of my 60 day notices to sell that I have issued over the last 90
days which had been forwarded to him by the AG or the local Bar.  He too
reviewed my notices and found them compliant and we started discussing
stipulated drop dead orders to vacate which we are negotiating.

Just had one of the assistant AGs review and approve as exempt a
residential eviction I'm about ready to start where back in June I had the
owner issue the 60 day notice to terminate and Covid compliance declaration
and they had to be out by the end of August 31.  Of course the
occupants/squatters filed an online complaint which was summarily dismissed
by the AG.  Plan on attaching to the complaint a copy of the email from the
AG indicating that the eviction is exempt and was going to call the
tenant/squatters and let them know that they were subject to the eviction.
Especially since I know I’ll be eventually in front of a judge at a hearing
sometime this fall.



I would be shocked if the Governor also doesn't extend the blanket
prohibition out to December 31 or later. (He's looking at November 3 just
like the President. Call me cynical).
