[WSBARP] Simplifile

I did the same thing recently, had the title co. file an non-probate affidavit to clear title. I had two death certificates attached and sent them the original. a few months later I needed the death certificates and the title co. couldn’t return them.... the county never had them and I had to get new death certificates which takes a long time now from Olympia. So I won’t attach an original death certificate to recording if it is going to be e-recorded. just a copy.

To the collective,

For what it is worth, I am now always recording documents with the assistance of a title insurance company – generally an e-filing, and this happens whether or not we have an ongoing transaction with that title insurance company. The title insurance company in such cases will do an accommodation recording. I haven’t yet ever encountered any problems with delays in such recordings. And I have not been charged anything extra for such accommodation recordings. Of course we use title insurance companies with whom I have already done substantial business and have relationships with the title insurance officers.

Regards,

Wouldn't it be better to get it the "old fashioned way" from the county's website?

I only say that because I've had two situations where I've been told a transaction closed when it hadn't. One was due to a glitch in the electronic recording that the escrow had not noticed. I would assume once it shows up on the county website it's 100% done.

I am starting to use these folks for recording.

Is there a way to get a copy of the recorded document from Simplifile?
