Craig, if you haven’t heard of Simplifile, you might want to check them out. It does a good job & is cost effective.

But, I would not say it is 1st time user friendly. A couple of tips:

When you pick a “recipient”, they will only have an option for King County Auditor (none for Recorder). The Auditor option does work and gets it to the county for recording.

When creating your first “package”, instead of adding your REETA as a ‘add another document’, click on the “document” that you just uploaded & it will take you to another screen where you will see your deed identified on the left and below that is a box for “REETA”. Click on that and you can upload it (that way they won’t think you should pay $ 104.50 for adding the document to the first page).

If you are submitting support for a REETA exemption, like Letters Testamentary, you should scan the Letters as another page to the REETA and when you upload the Reeta, the letters will be included. (There is not an option to add additional support documents.)

Below the document and REETA boxes on the left are some blue and white boxes (indexing boxes, I gather). You only need to fill in the blue boxes.

These tips will make more sense when you try it out, but I spent several hours trying to figure it out after my legal assistant gave up and I called the Simplifile rep and even they were surprised about the logjams I was running into. The quirks do get resolved and it records in a very short time – matter of minutes - once you have the hang of it.

Others may have other and better tips.

'Mates, I learned that the King Co. Recorder's Office is running 40 days behind the mail. Yikes! Any ideas on how to efficiently record a QCD electronically?
