I would defer to our expert Stephen Wayner, but years ago I had clients who were  two partners that had two separate partnerships owning two separate properties and they sold both with a 1031 where each partnerships ended up owned a 50% interest in the new property.

Can a tenant in common exchange interest in real property (50%) for tenant in common interest in another parcel of real property (50%) if the exchanger already owns the other  50% interest in that parcel the exchanging parties are unrelated. Thanks
