[WSBARP] Neighbors working together to contract with Developer

I have been involved in several of these situations where one developer buys multiple parcels  from multiple owners  for a single development and unless each parcel to be acquired is a cookie cutter of the others every parcel owner needs separate representation I will be glad to discuss with you the issues  involved.

The other concern is conflict of interest, and any joint representation would have to have to contain a very detailed waiver of potential conflict. Could prove troublesome...

Hello Real Property Gurus:

I wanted to reach out and pick your collective brains as I had a request from a potential client.  She is seeking to organize her neighbors to engage in some sort of collective agreement whereby the fellow property owners will agree to all work together and sell their properties to a single developer.

Has anyone had any familiarity with such an agreement?  This obviously goes beyond simple covenants because it would involve some sort of collective agreement to negotiate.  I'm also concerned that this may create some sort of cartel to fix prices and might be illegal as an anticompetitive action.

If anyone has any insights, I'd appreciate your time to chat.  If I'm unable to help the potential client, I would be happy to refer this out to someone with experience with this type of agreement.
