[WSBARP] Boundary Line Adjustment

Client is having a boundary line adjustment with neighbor. The City has
requested that I prepare a deed transferring the area in question. First,
would you recommend a Special Warranty Deed over a quit claim deed (no
consideration is being given). Second the Lender has agreed to sign off. Is
a quit claim deed the preferred way to have them sign or is a release
better?
