[WSBARP] Modification of Cancellation Provisions for Short-Term Rentals

Yes Listmates, we knew this was coming.  (A client desires to rent a condo in Hawaii (land of the mandatory 2 week quarantine) for a wedding next summer.  But there is talk that the USA will/may experience a second and third wave of the virus.  And, the condo contract has the usual pre-pandemic cancellation provisions that the condo will keep the substantial deposit if the reservations aren't cancelled within a certain amount of days.  So, what if Hawaii re-imposes the 2-week quarantine, etc.?  The client is not willing to sit around (and pay for) a hotel in quarantine for two weeks before they can walk on the beach.  (or buy a pizza, see https://apnews.com/86c1327cd4630d745176078828787373).  

Has anyone worked up a new provision for negotiations so the "guest" can receive full refund if the cancellation is caused by covid-19 no matter the time frame.  For example, in an effort to entice flyers back into planes, airlines are allowing new reservations with 100% refunds.  Any sample cancellation provisions out there?  (And, yes, the client is aware of travel insurance but feels the client should not have to incur that cost for a known pandemic.)
