[WSBARP] Gifting of Seller's Interest of Real Estate Contract to Nonprofit - IRS Form 8283 - Appraiser?

Any thoughts on having an appraiser sign the IRS form 8283 for an escrowed
seller's interest in a real estate contract (RCW 61.30)?

I have had several experiences with gifting of appreciated real estate to a
nonprofit and having the independent appraiser and nonprofit sign off on
the form.

Any Spokane appraisers or can I have anyone do the appraisal because it is
merely escrowed or do they need to actually inspect the physical Spokane
real estate?

Any other recommendations?
