The clause in this BK case was quite neutral

Landlord and Tenant shall each be excused from performing its obligations or undertakings provided in this Lease, in the event, but only so long as the performance of any of its obligations are prevented or delayed, retarded or hindered by. . . laws, governmental action or inaction, orders of government. . . . Lack of money shall not be grounds for Force Majeure.

Quite often relief from payment of rent is excluded such as with this CBA clause

e. Force Majeure. Time periods for either party's performance under any provisions of this Lease (excluding payment of Rent) shall be extended for periods of time during which the party's performance is prevented due to circumstances beyond such party's control, including without limitation, fires, floods, earthquakes, lockouts, strikes, embargoes, governmental regulations, acts of God, public enemy, war or other strife.

I agree, I rarely see the Tenant (especially in the 3-net scenario) receiving the benefit of force majeure.

Interesting the clause applies equally to landlord and tenant.  The "retarded or hindered" language seems pretty broad.
