[WSBARP] Mobile Home TOD?

Here's a thought.  I'm assuming this is not on owned land.  Given that, 
it may also be an older mobile home and not worth much, and possibly 
just a liability while the trailer sits on the rented lot.  If you 
transfer it via a will that would give the beneficiary the option of 
disclaiming and not incurring the any possible rental liability.   It 
may be that if the intended beneficiary doesn't want to live in the unit 
that it would be a liability rather than an asset.
