I just obtained an order for writ of restitution for my client last Friday
based on facts supporting the tenant causing an "immediate and significant
threat of health or safety...". I submitted Sheriff's Incident Reports as
exhibits to the complaint which set out that tenant had assaulted his
live-in girlfriend and made multiple threats to the landlord. 

The judge accepted the Sheriff's reports as they were signed by the Deputy
Sheriff. I've never had a judge require live testimony in a show cause
hearing. I'm in Skagit County, so I'm not sure how it works in King, but
that seems strange to me.
