Dear Nick, the deed of trust should have a place at the end for the seller to sign directing the trustee to reconvey the property to the grantor. The trustee then records the reconveyance. Does the seller agree to sign or is there a problem? Yours truly, Doug Owens

PC in East King County bought a property with a Promissory Note/Deed of Trust to Seller (i.e. Seller financed) about 20 years ago. Finished paying on the Note, needs Seller to do Reconveyance Deed. This is a bit outside my wheel house, so I’m planning to refer out, but I’m not sure if the referral should be to an attorney, title company, escrow company, etc.
Thanks for guidance, and self-referrals welcome!
Best,
Nick
