[WSBARP] Moratorium and Forfeitures

Moratorium experts:

 

Tomorrow I will finish a contract forfeiture by recording the declaration.
My client wants to sell the property once the contract is forfeited.  RCW
61.30.100 (3) allows the seller to proceed under 59.12 to obtain possession.
Before Vid-19, I have provided the buyer with a 10-day  notice to vacate
under the above section before starting an unlawful detainer.  

 

I fear that giving the 10-day notice first, followed by the 60-day notice,
may violate the Governor's Eviction Moratorium in  20-19.4.  I am
considering giving some form of a 70-day hybrid notice, which provides the
ten days and the 60-day notice in one document.  Any suggestions? It may be
that I am overthinking this issue.
