[WSBARP] Question about compensation to grant an easement to run a pipe across residential property

Hello Folks:

 

I have a client that has been approached by a neighbor seeking an easement
to run a drainage pipe across client's residential property to access the
storm water drain/ sewer.  

 

Is there a typical amount or range of compensation that you have seen for
the granting of such an easement?  If there is no typical amount- does
anyone know of an property appraiser or realtor who can help determine the
value of the easement?
