[WSBARP] side yard setback issue

That was my question, too, and I will have a surveyor answer it.  I was anticipating the next question if there is an encroachment of the side yard.  Which is a question I ought to know the answer too but don't.

My first question would be how certain is the client of the actual lot boundary?  Are they working off stakes in the ground from an actual survey?  One foot is a relatively tight margin.

The garage was built 18 years ago with a permit and inspection by Snohomish County.  The inspector did not catch the setback issue.  The client didn't catch it until recently when he measured. And client may want to change the use of the garage so he is worrying about what the county might do or not let him do with that structure.

So, how to solve the problem as inexpensively as possible now that he has a cooperative neighbor?  A lot line adjustment?  An easement of some kind?  Anything else?
