[WSBARP] Unlawful Detainer for Tenant Intentionally Violating Lease

Listmates:

 

Landlord client has a tenant who stated I am not paying anymore rent and
intends to become a squatter.  Tenant also allowed a friend to move in which
violates lease terms.  I know there are some moratorium's on evictions based
on non-payment of rents, but that is predicated upon the Tenant not having
income.  This is not the case here; also, I thought there were comments
earlier that unlawful detainers based upon ''other" defaults were not
stayed.  Any thoughts?
