[WSBARP] Lack of Probate Aff. where no kids or wife

I have a client who is named PR on his brother’s Will and the only beneficiary.  Brother was always single, never had kids, and was only survived by the one brother (the PR) who is the only sibling he ever had.
Would you expect that a lack of probate aff. setting out the above would work along with copy of death cert. and copy of the will,  with most title companies so no probate necessary?
