[WSBARP] Right to Surplus funds

I represent a PR in a Probate where the only asset is surplus funds paid into court as a result of non judicial foreclosure of decedent's residence.  Other than the deed of trust that was foreclosed there are no other  liens or deeds of trust against the property except a lender recorded  a UCC fixture filing for windows installed in the house.Does that UCC fixture  filing for windows  create an" interest" in the  real  property under RCW 61.24.080 that attaches to the surplus so that it has priority over the estate who stands in the shoes of the decedent. If the funds are released to the estate the lender has already filed a creditors claim for the amount due and the estate has a S/L defense as to part of the claim.  Thanks your input would be appreciated.
