[WSBARP] Removal of Squatters

I have had municipal clients throughout my career.  I have historically
advised cops that it is necessary (and smart) to go above and beyond in
providing due process when removing squatters.  The enactment of this
statute has not changed that advice.  That may mean that one of the
squatters will say that they have to speak to someone who is not there at
the moment to find the lease, and they won't be back until the next day.  So
prepare for that, and ask to speak to a sergeant to see if you can arrange
to have the officers arrive early in the day to start that process if you
decide to go down that route.  I don't represent landlords, but I think cash
for keys may be the fastest method, and maybe the best way to avoid damages.

Has anyone had the experience of attempting to remove squatters thru law
enforcement under RCW 9A.52.105-115. I have an estate where people have
moved in and would like to know what the experience has been under that
statute and how cooperative the authorities are. Thanks
