[WSBARP] Excise tax

I believe you could do this with one deed.  BF and Woman to Woman and Dad as JTWRS.  If there is no mortgage you should be able to use the gifting exemption for the REET.  If there is a mortgage I would need more info to determine if an exemption will apply.

Woman owns home unencumbered home with Boyfriend. Boyfriend wants to transfer his half to woman and woman wants to own with her dad as JTWRS. No consideration.

Is this best done with 2 deeds (BF to Woman and then Woman to Woman and her Dad as JTWRS or 1 deed (BF and Woman to Woman and Dad as JTWRS.
