You can always tell them that they are not giving any warranties in the quit claim deed in case they are resistant or hesitant.

I usually get the neighbor to execute a quit claim deed that conveys the client’s property to the client. 

 

The neighbor thereby conveys all interest they have in client’s property (if any) back to client.

Hello everyone -

 

Reaching into my legal community for help with an out of possession title affidavit form anyone is willing to share. Essentially looking for a form for a neighbor to sign releasing their rights to any title claims re: adverse possession or prescriptive easements so that a purchase and sale can close. Any guidance is always appreciated.
