[WSBARP] Question regarding NWMLS Form

Thank you and I have learned from others now that this is a rule that NWMLS requires the reporting, and to do otherwise violates the rule.  Seems to me easier to just allow the reporting.

Does your client (buyer) understand that the sale will still be of public record and will be reported on sites, such as Zillow.com?<http://Zillow.com?>  I would try to better ascertain what is driving your client’s concern with this language because if he/she thinks this will be advantageous to avoid the tax assessor not being aware of a higher value, that will not be the case.

Client using NWMLS form to  for purchase as proposed by seller, and has made several revisions. Client buyer wants to not have the transaction reported on multiple listing. He crossed out the provision and Realtor is insisting:  - “Sale Information - It is required by NWMLS that we report this Purchase and Sale and is not an option to delete this clause.”

I have not had this position taken before where a party did not want sale reported on NWMLS. Why can’t parties cross out this section for Form 28 Clause I? Realtor says ok to other revisions to the form, but not this provision.
