[WSBARP] Question about Sound Transit "taking" property in West Seattle

Hello all -
Looking for someone to help provide me the lay of the land when it comes
down to the process of walking a client through a government taking. My PC
has residential land and an undeveloped land zoned for multifamily use (I
think it's LR2??) in West Seattle. Sound Transit seems to be set on
expanding a new transit area on this property and my PC knows they have to
pay FMV but wants to know 1. How that's determined and 2. How they can
fight it for increase or negotiate?
Anyone willing to help provide me with a road map?
