RCW 59.18.040 lists the 8 types of living arrangements that are exempt from the RLTA (RCW 59.18).

I don't have an agreement like this but as you describe it, this sounds like it could also be an employment agreement.  If that is true, then you may also wish to consider topics such as minimum wage requirements, termination in the event of disability or injury, potential discrimination issues, and all the other things that should be addressed in an employment relationship.

All,

I'm hoping to see if anyone has a basic template residential lease agreement, with or without the added special circumstances.

LL is renting living quarters on property to T. LL is paying all utilities of living quarters and also paying T a wage for "caretaking" and work related to the property. Property is multiple acres with horses, livestock etc. T will be "working the land" in lieu of paying monthly rental payments. Lease would be month to month to allow for LL and T to end relationship on 20 days-notice. I want to make sure the agreement falls under RCW 59.18.
