[WSBARP] Sanitary sewer easement

Dear Nestor:
The sewer easement should have not only the property necessary to carry the side sewer, but also enough access outside the actual line to allow for tools, machinery (maybe a back hoe) and the like to install it and also maintain it, including replacement at some point when the system requires it. Furthermore, the easement should disallow any construction over the line and prohibit any buildings, or permanent structures of any kind. Weight bearing structures can wreck havoc (might be a bit strong) on side sewers. I am aware of a side sewer that has failed but the line travels beneath a neighbor's residence. Now that is causing some greater problems for all concerned.
