[WSBARP] Question on Deed language prepared by escrow

I have a question...Escrow is adding the following language   in a 
Bargain and Sale Deed:  "Subject to the exceptions listed in Attachment 
'B' without waiving, extending, tolling or renewing any applicable 
limitation or expiration period  appearing in such attachment."

The only exception is an easement of record for temporary riparian 
control in  favor of the county...

Is there a case out there that says that this language must be inserted 
to avoid an argument that the expiration period ( if any)  in such 
easement is being waived, extended, tolled or renewed?

I am just curious about this.
