[WSBARP] Converting from Condo to Fee Simple?

If all lots are owned by one person it is pretty simple, if not you end up in a tenancy in  common situation. We "uncondoed" several apartment buildings during the crash when the conversions did not sell.
The property taxes were less on the multifamily designation than indivdual condos. Simple one page declaration of termination of condominium.

A developer client has the opportunity to convert a largely failed rural recreational condominiums into fee simple title lots which he can build with single-family residences.
