[WSBARP] typical interest rates for seller financing?

Hello,
I represent a buyer that is wanting to make an offer to purchase that will
involve either seller financing (D/T) or a real estate contract. I have not
seen enough of these to know what the going interest rate is for seller
financing. I assume it is something above typical mortgage interest rates.

This transaction involves residential property with a proposed note of
roughly 400k, and a 10 year balloon payment.
