I’ve dealt with a similar issue before.

Your  client can talk to DOL about a “bonded title.”

Another option would be to file a quiet title action against the personal property (RCW 7.28.310).

Hi all,

Client previously purchased some King County land and did not get title (or title elimination) for the mobile home situated thereon.  Client is now trying to sell the property, and realizes he needs to obtain title to the mobile home.  DOL won't work with him because he's not record owner on the mobile home.

I have not worked on this type of issue before.  Is anyone available to advise on this?
