[WSBARP] Appropriate procedure for termination of tenancy

My recollection, after a few years, is that I immediately filed a SJ Motion and the Judge signed the Order of Ejectment at the hearing.

Doug, when you ejected the trailer, did the defendant default or did you have to go to trial?

I had a similar situation with a trailer on my client's property and used ejectment to remove them.

I have a client who let a "girlfriend" move her travel trailer on to his property and let her hook up to his power there was no agreement and she paid no rent or other compensation to him. He wants her out and served a 20 day notice of termination on her as if she was a tenant by sufferance. I don't think this tenancy is governed by the LL residential
Tenant act and that an action under RCW59.12 is appropriate. However I want like an opinion to see if this governed by the landlord tenant  residential act ad whether RCW.12 is appropriate or should an action under the ejectment statute be started. Your wise opinions would be appreciated
