[WSBARP] allowing relatives to live in rental property

Greetings,

 

I have clients who own rental property in Seattle. The want to allow close
relatives to live there rent free just for payment of utilities. I think
they could be under the unlawful detainer statute if they have to evict
them, based on the payment of utilities. But I am worried about the
restrictions of the Seattle just cause for eviction ordinance. Is it
possible to make an agreement that says the relationship is not one of
landlord and tenant and avoid the ordinance and the provisions of the
landlord tenant act? Any ideas?
