Have you looked at RCW 61.24.120(2)?  Given that procedure I can see why a title company would be unwilling to do more.

I need a recommendation for a title and escrow company in King County with just a tiny bit of vision. Currently have excellent sale for Estate client; commitment comes back with old unreconveyed deed of trust, all to be paid by 2009, family history is that it was paid off long ago but Dad is dead so no records of that, no one has ever been paying on a note.  So quiet title action is available if we can't get a recon, we won't get a recon because the deed of trust is in favor of US Bank which has always been totally unresponsive to such things. Current title and escrow company says, it will insure if I personally indemnify; I tell them I can't, that is a conflict of interest, clients will, and will hold back 200% of what a quiet title action would cost, to give me enough time to sue US bank for quiet title. 

I just need a title/escrow that can figure this out, pretty big dollar amount sale, 700k. Any recommendations?
