[WSBARP] POA for use in the Philippines?

Wouldn't it be safest to hire an attorney for a POA that needs to be enforceable in the Philippines for real property in the Philippines?  Maybe the cousin should be hiring an attorney to get this done.  Query whether you need to be licensed in the Philippines in order to do this work.

List mates:

Client, US citizen, wishes to give POA to cousin, also US citizen, who lives in the Philippines.

Client is here, cousin is in the Philippines.

Client wants to give POA to cousin so cousin can sell jointly owned property that is located in the Philippines.

Seeking advice on what is needed for POA to be accepted in the Philippines, and how to execute appropriate document from here.

The San Francisco Philippines consulate was not a good source of information.

Any direction much appreciated.
