[WSBARP] Successful Vacating of Contract Forfeiture RCW 61.30.140 - Treasurer?

Assume real estate contract vendor commences contract forfeiture, which
results in recording of the declaration of forfeiture.



Immediately thereafter contract vendee successfully moves to set aside the
forfeiture. RCW 61.30.140



Both parties then enter into settlement negotiations and settle lawsuit.
Basically returning the parties to the status quo (with offsets). In the
Treasurer’s system still shows as a completed forfeiture and vendor was
owner.



My favorite title officer says to merely craft a detailed court order
(which gets recorded) outlining the settlement terms. Assume judge and all
lawyers will sign off.
