Dear Colleagues,

I am wondering if any of you can give me some advice. The RLLT has two
provisions regarding a landlord's duties in dealing with personal property
abandoned by a tenant. One, RCW 59.18.310, applies when a tenant defaults on
the rent and abandons the property. The other, RCW 59.18.312, applies with a
Writ of Restitution is obtained. But I am unsure what the landlord's duties
are when the tenant vacates as the end of the term without defaulting in
payment of rent, but leaves personal property behind. Any thoughts?

Thank you! Joyce Schwensen
