[WSBARP] Gift with assumption of debt

My clients wish to gift real property to their daughter-in-law and have her
assume the mortgage.

How would you phrase this on the deed? For love and affection and the
assumption of debt?

Would you have the grantee also sign the deed since they are assuming debt?

I do know to have a supplemental reeta prepared and to have clients get
authorization from the mortgage holder. Unless I'm wrong and Garn-St
Germain extends to a child's spouse.
